What to document safely
- Room, surface, material, and approximate size
- Visible spots, staining, odor, or recurring condensation
- Leak history, roof timing, bathroom humidity, basement dampness, or HVAC changes
- Photos from a safe distance without scraping, sanding, or disturbing growth
- Who uses the space and whether vulnerable occupants are present
Moisture clues to include
- Recent plumbing, roof, window, or appliance leak
- Musty odor that changes with weather or HVAC
- Basement seepage, attic condensation, or bathroom fan issues
- Materials that stayed wet for more than a short period
- Prior cleaning attempts and whether growth returned
When to move faster
- Growth is spreading or returning
- Porous materials like drywall, carpet, or insulation are involved
- A leak is still active
- Sewage or contaminated water may be involved
- Occupants are concerned about exposure and want careful handling
